Most 55+ communities follow the federal 55-and-older rule: at least 80 percent of occupied homes must have at least one resident who is 55 or older. That leaves room for some homes without a 55+ resident, but many associations are stricter. Some require a 55+ resident in every home, set a minimum age for other residents, or limit how long younger guests can stay. A smaller number are 62+ communities, where every resident must be 62 or older. Each community spells out its own rules in its documents.
