Buying a boat slip: what to check

Deeded, dockominium or leased

Some slips are sold outright with a deed, some are condominium units in a dock condominium ("dockominium") with an association and fees, and some are long-term leases or memberships. Ask which kind it is and what you actually own.

Will your boat fit

Check the slip length, width (beam) and the water depth at low tide, plus any bridges with low clearance between the slip and open water.

Who can buy

Some marinas and communities only sell slips to people who own a home there, or require association approval. Ask before you make an offer.

Fees and rules

Ask about monthly dues, electric and water at the dock, insurance the association requires, liveaboard rules, and the hurricane plan for boats.

Condition of the dock

Ask about the age and condition of the docks, pilings and seawall, and whether any repairs or assessments are planned.
