Living here
Many Fort Lauderdale homes sit on deep-water canals with ocean access, making the city a major yachting and boating center. Waterfront neighborhoods include Las Olas Isles, Rio Vista, Harbor Beach, and Coral Ridge.
Las Olas Boulevard is known for shopping, dining, and galleries, and the Riverwalk follows the New River through downtown. The Broward Center for the Performing Arts and the beach along A1A are major draws.
Fort Lauderdale is served by Fort Lauderdale-Hollywood International Airport, Port Everglades, Brightline, Tri-Rail, Interstate 95, and Interstate 595.
Public schools serving Fort Lauderdale are part of the Broward County Public Schools district, and the area is also served by private schools. School assignments are based on address and can change, so confirm boundaries directly with Broward County Public Schools before making a purchase decision.
Homes
The market includes waterfront estates, historic and established neighborhoods such as Victoria Park, downtown and beachfront condominiums, and townhomes. According to the U.S. Census Bureau, the median value of owner-occupied homes was $486,700 for 2020–2024.
Before you buy
Review the HOA, condominium, or club documents, budget, and fees carefully before you make an offer, and ask whether any special assessments are planned. If you are buying a condominium, ask for recent milestone inspection reports and the structural integrity reserve study, which Florida law requires for many condominium buildings three stories or taller, since they can affect future assessments.
Look up the property's flood zone on FEMA's Flood Map Service Center and get homeowners and flood insurance quotes early. Insurance can significantly affect your monthly cost, and a lender may require flood insurance depending on the zone.
Ask the seller for the roof's age and a wind mitigation inspection report. Florida requires insurers to offer discounts for qualifying wind-resistant features, such as impact-rated windows or shutters and stronger roof attachments, so these features can lower your premium. You can look up the property's hurricane evacuation zone through Broward County Emergency Management.
If the home will be your primary residence, apply for Florida's homestead exemption with the Broward County Property Appraiser, generally by March 1 of the year after you purchase. Once a home is homesteaded, Florida's Save Our Homes provision limits yearly increases in its assessed value to 3% or the change in the Consumer Price Index, whichever is lower.
