Before you buy

Buying a Home in Fort Lauderdale: What to Know

HOA, Condominium, and Club Rules

Review the HOA, condominium, or club documents, budget, and fees carefully before you make an offer, and ask whether any special assessments are planned. If you are buying a condominium, ask for recent milestone inspection reports and the structural integrity reserve study, which Florida law requires for many condominium buildings three stories or taller, since they can affect future assessments.

Flood Zones and Insurance

Look up the property's flood zone on FEMA's Flood Map Service Center and get homeowners and flood insurance quotes early. Insurance can significantly affect your monthly cost, and a lender may require flood insurance depending on the zone.

Hurricane Readiness

Ask the seller for the roof's age and a wind mitigation inspection report. Florida requires insurers to offer discounts for qualifying wind-resistant features, such as impact-rated windows or shutters and stronger roof attachments, so these features can lower your premium. You can look up the property's hurricane evacuation zone through Broward County Emergency Management.

Property Taxes and the Homestead Exemption

If the home will be your primary residence, apply for Florida's homestead exemption with the Broward County Property Appraiser, generally by March 1 of the year after you purchase. Once a home is homesteaded, Florida's Save Our Homes provision limits yearly increases in its assessed value to 3% or the change in the Consumer Price Index, whichever is lower.
