Buying a manufactured home: what to check

Own the land or rent the lot

This is the biggest difference between homes. If you own the land, you own both the home and the lot. In a land lease park you own the home but rent the lot every month, and the lot rent can rise. In a resident-owned or co-op park, you usually buy a share or membership in the company that owns the land along with your home.

Park rules and the prospectus

Florida’s Mobile Home Act (Chapter 723) covers parks where 10 or more lots are rented. In parks with 26 or more lots, the park owner must give you an approved prospectus before you sign a rental agreement, and must give at least 90 days’ written notice before raising lot rent. Read the prospectus and park rules before you buy.

Age of the home

Homes built after June 15, 1976 were built to the federal HUD Code and are called manufactured homes. Older ones are mobile homes and were not built to that code. The year affects insurance, financing and whether a park will let the home stay.

Taxes and homestead

If you own the land and the home is permanently attached, Florida taxes the home as real property with an RP decal, and you can apply for the homestead exemption on the home and land together. If the home sits on rented land, you pay an annual license tax with an MH decal instead.

Financing and approval

Homes on rented lots are often financed with a personal property loan instead of a mortgage, and some lenders limit older homes. Many parks and associations must approve buyers. Ask lenders and the park early so the timeline does not surprise you.

55+ parks

Most 55+ communities follow the federal 55-and-older rule: at least 80 percent of occupied homes must have at least one resident who is 55 or older. Each community sets its own rules for younger residents and guests, so ask for them before you buy.

Wind zone

HUD sets wind zones for manufactured homes. Palm Beach, Broward and Martin Counties are in Wind Zone III, the highest. St. Lucie and Indian River Counties are in Wind Zone II. Check the data plate inside the home.
