Cloud Lake is one of the smallest municipalities in Palm Beach County, a quiet residential town just west of West Palm Beach near Southern Boulevard. Its central location puts residents minutes from Palm Beach International Airport, downtown West Palm Beach, and major shopping, while preserving a small-town, neighborly character.

Cloud Lake is almost entirely residential, made up mostly of single-family homes on established streets. With fewer than 150 residents, the town offers a level of privacy and quiet that is rare so close to the county's urban core.
Southern Boulevard and Interstate 95 are close by, making it easy to reach West Palm Beach, Palm Beach, Wellington, and the rest of the county.
Public schools serving Cloud Lake are part of the School District of Palm Beach County, and the area is also served by private schools. School assignments are based on address and can change, so confirm boundaries directly with the School District of Palm Beach County before making a purchase decision.
Because the town is so small, homes for sale are limited and turn over infrequently. Buyers interested in Cloud Lake should be prepared to act quickly when a listing appears and may want to set up a saved search for alerts.
Review the HOA, condominium, or club documents, budget, and fees carefully before you make an offer, and ask whether any special assessments are planned. If you are buying a condominium, ask for recent milestone inspection reports and the structural integrity reserve study, which Florida law requires for many condominium buildings three stories or taller, since they can affect future assessments.
Look up the property's flood zone on FEMA's Flood Map Service Center and get homeowners and flood insurance quotes early. Insurance can significantly affect your monthly cost, and a lender may require flood insurance depending on the zone.
Ask the seller for the roof's age and a wind mitigation inspection report. Florida requires insurers to offer discounts for qualifying wind-resistant features, such as impact-rated windows or shutters and stronger roof attachments, so these features can lower your premium. You can look up the property's hurricane evacuation zone through Palm Beach County Emergency Management.
If the home will be your primary residence, apply for Florida's homestead exemption with the Palm Beach County Property Appraiser, generally by March 1 of the year after you purchase. Once a home is homesteaded, Florida's Save Our Homes provision limits yearly increases in its assessed value to 3% or the change in the Consumer Price Index, whichever is lower.
