Living here
Palm Beach Gardens traces its roots to 1959, when insurance magnate and landowner John D. MacArthur announced plans for a "garden city" in northern Palm Beach County. MacArthur preserved mature trees and waterways as the community grew, and in the 1960s he helped bring the PGA of America to the city. That legacy still shapes the market today. Golf remains central to life here, and PGA National Resort hosts the PGA TOUR's Cognizant Classic in The Palm Beaches each year.
PGA Boulevard is the city's main commercial corridor, home to The Gardens Mall and Downtown at the Gardens, with upscale retail, restaurants, and entertainment. Residents enjoy an extensive network of city parks and recreation facilities, and the beaches of Juno Beach and Jupiter are a short drive east. The city's location gives easy access to marinas, boating, and the Intracoastal Waterway.
Palm Beach Gardens sits along both Interstate 95 and Florida's Turnpike, making it easy to reach West Palm Beach, Jupiter, and the rest of South Florida. Palm Beach International Airport serves the area with direct flights to major cities, which is especially convenient for seasonal residents and buyers relocating from the Northeast and Midwest.
Public schools in Palm Beach Gardens are part of the School District of Palm Beach County, and the area is also served by a number of private schools. School assignments are based on address and can change, so we recommend confirming boundaries directly with the School District of Palm Beach County before making a purchase decision.
Homes
Housing in Palm Beach Gardens ranges from established neighborhoods of single-family homes to gated, amenity-rich golf and country club communities. Well-known communities include BallenIsles, PGA National, Mirasol, Old Palm, Frenchman's Reserve, Evergrene, Alton, and Avenir. Many offer clubhouses, fitness centers, tennis and pickleball, and resort-style pools, while newer developments in the western part of the city offer modern construction and energy-efficient design. Buyers will also find townhomes, villas, and condominiums for a lower-maintenance lifestyle.
Before you buy
Review the HOA, condominium, or club documents, budget, and fees carefully before you make an offer, and ask whether any special assessments are planned. Some golf communities require an equity or social membership, and fees vary widely. If you are buying a condominium, ask for recent milestone inspection reports and the structural integrity reserve study, which Florida law requires for many condominium buildings three stories or taller, since they can affect future assessments.
Look up the property's flood zone on FEMA's Flood Map Service Center and get homeowners and flood insurance quotes early. Insurance can significantly affect your monthly cost, and a lender may require flood insurance depending on the zone.
Ask the seller for the roof's age and a wind mitigation inspection report. Florida requires insurers to offer discounts for qualifying wind-resistant features, such as impact-rated windows or shutters and stronger roof attachments, so these features can lower your premium. You can look up the property's hurricane evacuation zone through Palm Beach County Emergency Management.
If the home will be your primary residence, apply for Florida's homestead exemption with the Palm Beach County Property Appraiser, generally by March 1 of the year after you purchase. Once a home is homesteaded, Florida's Save Our Homes provision limits yearly increases in its assessed value to 3% or the change in the Consumer Price Index, whichever is lower.
