Clematis Street and The Square are centers of dining, shopping, and entertainment. The waterfront hosts events throughout the year, and cultural venues include the Kravis Center for the Performing Arts and the Norton Museum of Art.
West Palm Beach has a Brightline station downtown and Tri-Rail service, along with Interstate 95 and Florida's Turnpike. Palm Beach International Airport is just minutes from downtown.
Public schools serving West Palm Beach are part of the School District of Palm Beach County, and the area is also served by private schools. School assignments are based on address and can change, so confirm boundaries directly with the School District of Palm Beach County before making a purchase decision.
Homes
West Palm Beach includes historic neighborhoods with 1920s-era homes, such as those in its designated historic districts, waterfront estates along Flagler Drive and the Intracoastal, downtown condominiums and new high-rise towers, and suburban communities to the west. Historic district properties may require review for exterior changes.
Before you buy
Review the HOA, condominium, or club documents, budget, and fees carefully before you make an offer, and ask whether any special assessments are planned. If you are buying a condominium, ask for recent milestone inspection reports and the structural integrity reserve study, which Florida law requires for many condominium buildings three stories or taller, since they can affect future assessments.
Look up the property's flood zone on FEMA's Flood Map Service Center and get homeowners and flood insurance quotes early. Insurance can significantly affect your monthly cost, and a lender may require flood insurance depending on the zone.
Ask the seller for the roof's age and a wind mitigation inspection report. Florida requires insurers to offer discounts for qualifying wind-resistant features, such as impact-rated windows or shutters and stronger roof attachments, so these features can lower your premium. You can look up the property's hurricane evacuation zone through Palm Beach County Emergency Management.
If the home will be your primary residence, apply for Florida's homestead exemption with the Palm Beach County Property Appraiser, generally by March 1 of the year after you purchase. Once a home is homesteaded, Florida's Save Our Homes provision limits yearly increases in its assessed value to 3% or the change in the Consumer Price Index, whichever is lower.
