Living here
Atlantic Avenue runs from Interstate 95 to the ocean and is lined with restaurants, shops, and galleries. The Pineapple Grove Arts District and the Old School Square area add cultural attractions, and the downtown hosts festivals and events throughout the year.
Delray's municipal beach is a centerpiece of local life. The Morikami Museum and Japanese Gardens, located in western Delray Beach, is a nationally known cultural destination.
Delray Beach is served by Interstate 95, Florida's Turnpike, and a Tri-Rail station, with easy access to Boca Raton, West Palm Beach, and Fort Lauderdale.
Public schools serving Delray Beach are part of the School District of Palm Beach County, and the area is also served by private schools. School assignments are based on address and can change, so confirm boundaries directly with the School District of Palm Beach County before making a purchase decision.
Homes
East of Interstate 95, buyers find beachside condominiums, historic districts, and Intracoastal waterfront homes. West of the interstate, the market includes golf and country club communities, townhomes, and many active adult (55+) communities, some of which are in unincorporated Palm Beach County with Delray Beach addresses.
Before you buy
Review the HOA, condominium, or club documents, budget, and fees carefully before you make an offer, and ask whether any special assessments are planned. If you are buying a condominium, ask for recent milestone inspection reports and the structural integrity reserve study, which Florida law requires for many condominium buildings three stories or taller, since they can affect future assessments.
Look up the property's flood zone on FEMA's Flood Map Service Center and get homeowners and flood insurance quotes early. Insurance can significantly affect your monthly cost, and a lender may require flood insurance depending on the zone.
Ask the seller for the roof's age and a wind mitigation inspection report. Florida requires insurers to offer discounts for qualifying wind-resistant features, such as impact-rated windows or shutters and stronger roof attachments, so these features can lower your premium. You can look up the property's hurricane evacuation zone through Palm Beach County Emergency Management.
If the home will be your primary residence, apply for Florida's homestead exemption with the Palm Beach County Property Appraiser, generally by March 1 of the year after you purchase. Once a home is homesteaded, Florida's Save Our Homes provision limits yearly increases in its assessed value to 3% or the change in the Consumer Price Index, whichever is lower.
