South Florida Housing Market Update: Fall 2026

The South Florida market heading into the end of 2026 is really two markets. Single-family homes are selling faster and for more money than a year ago. Condos are holding steady on price but taking longer to sell, with far more inventory to choose from. Below is how the last 90 days compare with the same stretch of 2025 across the five counties we serve.

The big picture

From July 26 to October 23, 2026, 14,044 homes and condos closed across Palm Beach, Broward, Martin, St. Lucie and Indian River counties. That is about 1% fewer than the same 90 days last year, so activity is roughly flat. Prices and pace tell a more interesting story:

  • Median sale price: $450,000, up 2.3% from $440,000.
  • Price per square foot: about $282, up 3.0%.
  • Median days on market: 46, down from 57.
  • Active listings: roughly 30,700 on the market as of late October.

Single-family homes: firmer prices, faster sales

Across all five counties, the median single-family sale was $610,000, up 6.1% from $575,000 a year earlier. Price per square foot rose 5.3% to about $328, and the typical house went under contract in 37 days instead of 47. With about 11,900 single-family homes for sale, buyers have choices, but the well-priced ones are not sitting.

County Median single-family sale Change vs. 2025 Median days on market
Palm Beach $710,000 +7.6% 33 (was 44)
Broward $645,000 +4.2% 36 (was 49)
Martin $669,000 +7.5% 42 (was 66)
St. Lucie $410,000 No change 47 (was 46)
Indian River $373,250 −5.3% 45 (was 55)

Palm Beach and Martin counties posted the strongest gains. St. Lucie was flat, which makes sense given how much new construction keeps arriving in Port St. Lucie. Indian River's median dipped, but with only about 210 single-family sales in the window, a handful of lower-priced closings can move that number.

Condos: steady prices, more to choose from

The five-county condo median was $280,000, up just 1.1%. Days on market improved to 59 from 72, but there are about 18,200 condos for sale, well over half of all active listings. That much supply gives condo buyers room to negotiate.

  • Palm Beach: $303,300 median, up 1.1%.
  • Broward: $250,000 median, down 2.0%. Broward has more than 10,000 condos listed, the most of any county.
  • Martin: $269,000, up 8.2%.
  • St. Lucie: $319,315, up 8.2%.
  • Indian River: $205,000, up 13.6%, though on only about 50 sales.

Condo buildings vary widely in age, reserves and assessments, so the median hides a lot. Two units at the same price can carry very different monthly costs. Our Condo Directory breaks out individual buildings.

What this means if you are buying

For single-family homes in Palm Beach, Broward and Martin, expect competition on homes that are priced right and in good shape, especially under $750,000. Being pre-approved and ready to see a home quickly matters. In St. Lucie and Indian River, the pace is calmer and new construction gives you leverage on resales. If you are shopping condos, take your time: compare buildings, ask for the budget and reserve study, and use the inventory to your advantage.

What this means if you are selling

Single-family sellers are in a good spot, but buyers are still price-sensitive. Homes that are priced to the recent comparable sales go quickly. Overpriced homes sit and end up selling for less after reductions. Condo sellers face more competition, so presentation, pricing and a clear picture of the association's finances make the difference.
