Paul's Perspective

Choosing a club in Wellington and Western Palm Beach

The spread between clubs here is wide. Based on closed sales from February 2025 to November 2026, the most common membership fee entered at purchase runs from about $75,000 at Quail Ridge Country Club to about $140,000 at Wycliffe Golf & Country Club. Clubs at the top of that range are not automatically better. They are priced for buyers who will use them constantly.

At 5 of these clubs, MLS listings mark membership as required with the home. That means the club fee is part of the purchase, whether or not you play, so the right question is how often you will really use it.

If golf is not your priority, look closely at clubs that offer social or sports categories, such as Wellington National Golf Club, Fountains Country Club, Quail Ridge Country Club. The entry cost and yearly dues are usually lower than full golf.

The membership fee is only the start. Before you choose, I compare annual dues, food and beverage minimums, capital assessments and the HOA fee together, because the yearly cost is what you will live with. The MLS field also mixes one-time joining fees with yearly charges at some clubs, so I always confirm the current schedule with the club.

If you are weighing two or three of these clubs, I am happy to put the real numbers side by side and set up tours. Call me at (561) 420-9620.

Wellington and Western Palm Beach country club FAQs

In an equity club, members own the club together and usually pay an equity contribution when they join. In a non-equity club, a company or developer owns the club and members pay to use it. Each club sets its own terms for refunds, transfers and resale.

At some communities, buying a home means joining the club. The membership fee is paid at closing and dues continue as long as you own the home, whether or not you use the club.

From Beaches MLS closed sales from February 2025 to November 2026. Listing agents enter a membership fee for each sale. At most clubs this is the one-time joining or equity fee, but some agents enter yearly dues in the same field, so confirm the current schedule with the club.

Plan for annual dues, any food and beverage minimum, capital assessments for club projects, and the community HOA fee. Ask each club for its current fee schedule and recent assessment history.
