55+ Communities in South Florida: Prices, Amenities and How the Age Rules Work

South Florida has more active-adult housing than almost anywhere in the country. As of late October 2026, about 7,500 homes for sale across our five counties were in 55+ communities. That is roughly 1 in 4 of every home on the market.

What is available and what it costs

Most 55+ listings are condos (about 5,070, or two-thirds). There were also about 1,190 single-family homes, 450 villas, 370 manufactured homes and 190 co-ops. The median asking price was about $149,000 for a condo and $474,000 for a single-family home. About 5,240 listings, or 70%, were priced under $250,000.

County 55+ homes for sale Median asking price
Broward 3,393 $156,950
Palm Beach 3,113 $188,000
St. Lucie 654 $245,000
Martin 294 $145,500
Indian River 69 $159,999

The cities with the most 55+ listings were Delray Beach (859), Boynton Beach (655), Port St. Lucie (478), West Palm Beach (465), Pembroke Pines (406), Boca Raton (383), Deerfield Beach (352), Sunrise (338), Tamarac (333) and Margate (269).

Two very different kinds of 55+ community

The low median prices come mostly from the large condo communities built in the 1960s, 70s and 80s, such as the Century Villages, Kings Point and Wynmoor. They offer a lot of amenities for the money, but buildings of that age come with maintenance costs, and monthly fees can be significant.

At the other end are newer gated single-family communities, such as the Valencia communities in Boynton Beach and Delray Beach, Cresswind in Westlake and Port St. Lucie, and Del Webb and Esplanade in Tradition. These cost more but come with newer homes and resort-style clubhouses.

Amenities you can expect

Among 55+ listings, the most common community amenities were a pool (79%), clubhouse (71%), fitness center (59%), tennis courts (45%), billiard room (44%), community room (42%), shuffleboard (39%) and library (36%). Many larger communities also run full activity calendars, shuttles and on-site dining.

How the age rules work

Under the federal Housing for Older Persons Act, a community can call itself 55+ if at least 80% of its occupied homes have at least one resident who is 55 or older, it follows policies showing it is meant for older residents, and it verifies residents' ages. A separate category of communities requires every resident to be 62 or older.

On top of that, each community writes its own rules. Common ones include:

  • Whether a spouse or partner under 55 can live there
  • Whether adult children can live with you
  • How long grandchildren and other guests can stay
  • Whether you can rent your home out, and how soon after buying
  • Pet limits
  • Board approval of buyers before closing

We get the community's rules and approval process for you early, so there are no surprises after you have found the right home.

Buying a co-op

About 190 of the 55+ listings were co-ops. In a co-op, you buy shares in a corporation that owns the building rather than owning your unit outright. Fewer lenders finance co-ops, so many sell to cash buyers, and boards often have a more involved approval process. Prices can be lower as a result, which is worth knowing whether you are buying or selling.

About the numbers: figures come from Beaches MLS records for Palm Beach, Broward, Martin, St. Lucie and Indian River counties, analyzed by Exodus Realty. Counts are active listings as of October 24, 2026 marked as being in a senior or 55+ community. Homes sold privately or by builders outside the MLS are not included.
