When Do South Florida Homes Sell? A Month-by-Month Look

South Florida has a real estate season, but it does not work quite like the rest of the country. Seasonal residents, winter visitors who decide to buy, and families timing moves around the school year all shape the calendar. We looked at every closed sale in our five counties for 2024 and 2025 to see when homes actually sell.

Closings by month

Month 2024 closings 2025 closings
January 3,553 3,717
February 4,385 4,173
March 5,418 5,399
April 6,101 5,595
May 6,233 5,423
June 5,278 4,983
July 5,323 4,958
August 5,228 4,840
September 4,417 4,897
October 4,538 4,897
November 3,816 4,189
December 4,514 5,184

The pattern is consistent. January is the slowest month for closings. Activity builds through February and March and peaks in April and May. In 2024, May closings were about 75% higher than January. In 2025, the April peak was about 50% above January.

Closings lag contracts

A closing usually happens 30 to 60 days after a contract is signed. So the April and May closing peak reflects deals made in February, March and April, which is exactly when seasonal residents are here, the weather is at its best, and buyers from up north are touring homes. For a seller, that means the strongest window to list is roughly January through March.

Do prices change with the seasons?

Less than most people expect. For single-family homes, the monthly median sale price in 2024 ranged from $562,000 in January to $601,500 in June, a spread of about 7%. In 2025 it ranged from $560,000 in November to $600,000 in April, again around 7%. Part of that swing reflects which homes sell when, since more higher-priced homes close in the spring, rather than the same house being worth more in April.

The quieter months have advantages

  • For buyers, late summer and fall bring less competition. There are still thousands of closings a month, and sellers who listed in spring and have not sold are often more flexible.
  • For sellers, listing in a slower month means fewer competing homes. A well-priced home stands out more when the market is thinner.
  • December surprised us. It was busier than November both years, and in 2025 it was one of the stronger months of the second half. Year-end buyers, investors and people timing a move for the new year all play a part.

Hurricane season

June through November is hurricane season, and it affects the practical side of a transaction more than the numbers. Insurance companies may pause writing new policies when a storm is approaching, which can delay a closing. If you are buying during the season, get your insurance quote early in the process.

The bottom line

If you have flexibility, listing in the first quarter puts your home in front of the most buyers. If you are buying, the second half of the year usually means less competition. But in a market this size, the right home or the right buyer can show up any month. The timing that matters most is your own.

About the numbers: figures come from Beaches MLS records for Palm Beach, Broward, Martin, St. Lucie and Indian River counties, analyzed by Exodus Realty. Counts include all residential sales (houses, condos, townhouses and villas) closed in calendar years 2024 and 2025. Monthly medians are for single-family homes. Homes sold privately or by builders outside the MLS are not included.
