South Florida has some of the densest concentrations of golf communities in the country, from modest condo communities built around an executive course to private clubs with championship layouts. If golf is part of how you want to live, here is what is available and what to understand before you buy.
What is on the market
As of late October 2026, about 2,377 homes were for sale in communities with a golf course across our five counties. About half were condos (1,209), followed by single-family homes (880), villas (102) and manufactured homes (100). Roughly 1,050 of them, or 44%, were in 55+ communities. About 830 listings were on lots that back directly onto the course.
| County | Golf-community homes for sale | Median asking price |
|---|---|---|
| Palm Beach | 1,051 | $429,900 |
| Broward | 645 | $195,000 |
| St. Lucie | 396 | $315,000 |
| Martin | 243 | $509,000 |
| Indian River | 42 | $208,750 |
Those medians are pulled down by the large number of condos. For single-family homes only, the median asking price in golf communities was about $965,000, compared with about $679,000 for all single-family homes on the market.
The cities with the most golf-community listings were Delray Beach (280), Port St. Lucie (237), Boynton Beach (180), Boca Raton (155), Pembroke Pines (141), Palm Beach Gardens (124), Palm City (116), Sunrise (106), Jupiter (104) and Stuart (103).
How golf memberships work
This is where buyers get surprised. Owning a home in a golf community does not always mean you can play, and sometimes it means you must pay to belong whether you play or not. The common setups are:
- Mandatory or bundled membership. Every homeowner must join the club. The cost of membership comes with the home, and the club's dues are part of your fixed costs.
- Equity membership. Members own a share of the club and have a say in how it is run. There is usually an upfront equity contribution, and some clubs refund part of it when you sell.
- Non-equity membership. You pay for the right to use the club, but the club is owned by someone else, such as a developer or a management company.
- Optional or social membership. Homeowners can choose to join, often at different levels (golf, tennis, social), or not join at all.
- Public or semi-private course. Some communities sit on a course that anyone can play. You get the views and the green space, with no membership obligation.
Questions to ask before you buy
- Is membership mandatory, and what are the initiation fee and annual dues?
- Is there a food and beverage minimum?
- Are there any planned capital assessments for the clubhouse or course?
- Is there a wait list for the membership level you want?
- Can the membership transfer with the home, and is any of the initiation fee refunded when you sell?
Membership costs can range from modest to a large share of what you spend on the home each year, so we put them side by side with the purchase price when comparing communities.
Living on the course
A golf-course lot gives you open views and privacy behind the home. The trade-off is stray balls, early-morning mowers and players passing by. Lots along the right side of a fairway, where a right-handed golfer's slice tends to land, and lots near a tee box see more errant shots. A walk of the hole at different times of day tells you a lot.
Golf and 55+ living
Nearly half of the golf-community homes for sale are in 55+ communities, many of them in Delray Beach, Boynton Beach and Port St. Lucie. Our 55+ communities guide covers those in detail.
About the numbers: figures come from Beaches MLS records for Palm Beach, Broward, Martin, St. Lucie and Indian River counties, analyzed by Exodus Realty. Counts are active listings as of October 24, 2026 in communities that list a golf course among their amenities. Homes sold privately or by builders outside the MLS are not included.
