How seasonal renting works in South Florida

The season and booking ahead

Demand peaks in the winter months, when many seasonal residents come south, and the best-located furnished homes and condos are often spoken for well ahead. If you know your dates, start looking early. Off-season rents are lower: the median listing asks $3,800 a month off season against $6,500 in season.

Minimum stays and association rules

Many condo and HOA communities set a minimum lease length, limit how many times a year a unit can be leased and require approval before move-in. Among seasonal listings that state one, the typical minimum stay is 90 days. Our neighborhood and condo guides list each community's leasing rules.

Paying for a seasonal lease

Seasonal leases often ask for much or all of the rent before move-in, along with a security deposit and sometimes a cleaning fee. Get the payment schedule, cancellation terms and what is included, such as utilities, internet and cleaning, in writing.

Sales and tourist taxes

In Florida, rentals of six months or less are taxable: the 6% state sales tax plus any county surtax applies to the rent, and counties can add a tourist development tax. The person who collects the rent is responsible for registering and collecting it. See the Florida Department of Revenue guide to transient rentals.

Pets and furnishings

About 83% of seasonal rentals listed now come furnished. Pet rules vary by owner and by association, so ask before you commit.
