What to know before you buy a horse property

Confirm that horses are allowed, and how many

Whether you can keep horses, and how many per acre, depends on the zoning and on any deed restrictions or HOA rules. Check with the county or town zoning office and read the community documents before you buy. Wellington, for example, has a designated Equestrian Preserve Area with its own rules.

Agricultural classification for property taxes

Florida lets the county property appraiser classify land used for good faith commercial agriculture as agricultural, which can lower its assessed value. You apply to the property appraiser by March 1 of the tax year. Whether a horse property qualifies depends on how it is used, so ask the property appraiser before you count on it.

Look past the house

Check the barn, fencing, wells and septic, drainage and paddock footing. Ask how the property drains in the rainy season, and look up the flood zone on the FEMA flood map.

Think about the commute to shows and trails

Being near riding trails, a show grounds or a vet can matter as much as acreage. Tell us what you ride and where, and we will narrow the search.
