Renting in Martin County: what to know

Association approval comes first

Many condo and HOA communities require the association to approve a new tenant before move-in, often with an application fee and a background check, and some limit how often an owner can lease or set a minimum lease length. Each of our neighborhood and condo guides lists that community's leasing rules.

Annual and seasonal rentals

About 92% of the leases signed in the last 12 months that list a term were for 12 months. Shorter, furnished seasonal rentals usually ask more per month. About 63% of the rentals listed now are offered furnished.

Pets

About 50% of the rentals listed now say pets may be allowed, usually with limits on size, breed or number, and associations can add their own rules.

Security deposits

Florida law sets how deposits are handled. The landlord must tell you in writing where the deposit is held within 30 days of receiving it, and after the lease ends must return it within 15 days or send written notice of a claim within 30 days. You then have 15 days to object. See Florida Statutes section 83.49.

Hurricane season and insurance

The owner's insurance covers the building, not your belongings. Renters insurance is inexpensive and worth having from June through November.
