Some canals reach the ocean with no fixed bridge; others pass under fixed bridges that limit how tall a boat can be. If you own or plan to buy a boat, measure it against the route before you fall for the house. We check the route and the inlet for you.
Look up the property on the FEMA Flood Map Service Center. Ask the seller for an elevation certificate if one exists, and get a flood insurance quote early, before your inspection period ends.
Under Section 689.302, Florida Statutes, a seller of residential property must give the buyer a flood disclosure at or before the time the contract is signed. It covers flood damage the seller knows of, flood insurance claims and federal flood assistance such as FEMA aid.
Building or changing a dock over state-owned submerged land needs authorization from the Florida Department of Environmental Protection, and some small private docks qualify for an exemption. Local building permits may also apply. Ask for permits on the existing dock, lift and seawall, and have the seawall inspected.
Along the beach, the state's Coastal Construction Control Line sets stricter siting and design rules for building seaward of the line. If you plan to rebuild or add on, ask early whether the property is seaward of the line.

Oceanfront homes and condos sit on the Atlantic beach. Intracoastal homes sit on the Intracoastal Waterway, the protected channel between the barrier islands and the mainland, which is popular with boaters.
Some condo communities have docks or a marina for owners; slips may be assigned, rented or sold separately. Check the association documents before you buy. You can also browse boat slips for sale.
